Project Scope
1. Kitchen
Cabinet Color: TBD
Finish: Satin, Enamel, or Urethane Alkyd for durability
Countertops: Formica 180fx
Backsplash: White handmade-look subway tile (3x6 or 4x4), matte glaze, stacked or staggered pattern
Fireplace Finish Request (RFP Section)
Scope:
We are seeking a contractor to create a clean, modern fireplace finish using an affordable and fire-safe base such as concrete or cement board. The design goal is to emulate a Studio McGee–style fireplace with a soft, natural finish—preferably a limestone-washed concrete surface that brings a subtle plastered texture with tonal movement.
Preferred Materials & Finish:
Substrate: Cement board or smooth poured concrete (must be non-combustible and fireplace-safe)
Topcoat: Thin limestone wash or lime-based plaster applied over concrete for a soft, matte effect
Color tone: Light warm-white, off-white, or natural limestone hue (open to tinting options)
Sheen: Matte finish (no gloss)
Texture: Lightly hand-troweled or brushed for subtle variation (not polished or heavily textured)
Sealer (if required): Breathable, heat-rated matte sealant
Design Notes:
Finish should extend full height to vaulted ceiling
Edges and corners should be clean and modern (no heavy trim or molding)
Must withstand heat exposure from gas fireplace
Optional: floating white oak mantel install (6–8" thick, slab-style)
Budget Sensitivity:
Cost-effective execution is a priority. Please quote both:
Option A: Site-applied DIY-style Ardex or cement plaster with limestone wash
Option B: Professional application of lime-based plaster or limestone-finish stucco
Please include itemized material and labor estimates.Mantel: Natural white oak (clear finish) – 6"–8" thick floating beam

3. Dining Area

Rug: Persian-inspired muted vintage-style rug in ivory/terracotta tones

4. Loft Railing
Option A: Vertical white oak pickets, squared posts (Shea McGee classic cottage)
Option B: Slim matte black metal balusters (industrial-modern)
Top Rail: White oak handrail or minimalist metal
